What we build
Everything from a garage conversion to a ground-up build.
ADU Design & Construction
Detached, attached, and junior ADUs from feasibility through final inspection. We handle plans, permits, utilities, and build-out under California's statewide ADU rules.
Garage Conversions
Turn an underused garage into a legal, permitted rental unit — insulation, egress, plumbing, electrical, HVAC, and a full kitchen and bath.
New Construction
Ground-up single-family homes, duplexes, and small multifamily projects. Lot analysis, architecture, engineering, and general contracting under one roof.
Remodels & Renovations
Kitchens, bathrooms, whole-home refreshes, and rent-ready turnovers designed to raise rents and resale value, not just look good.
Additions & Room Expansions
Add bedrooms, bathrooms, or square footage that changes how the property appraises and how much rent it can command.
Permits & Compliance
Plan check, city submittals, Title 24 energy compliance, SB 721 / SB 326 balcony repairs, and code corrections on older buildings.

Garage conversions
The fastest path to a second rent check.
The foundation, walls, and roof are already there. That makes a garage conversion the lowest-cost way to add a legal, permitted rental unit to a property you already own — and California law now protects your right to do it without replacing the parking.
- Permitted, code-compliant, and appraisable — not an illegal conversion
- Full kitchen, bath, egress, insulation, and separate entry
- Utility separation and sub-metering options
- We can lease it out the week it passes final inspection

Construction & ADU questions, answered
How much does it cost to build an ADU in Southern California?
Most Southern California ADU projects run roughly $150,000 to $350,000 for a detached new build, depending on size, site conditions, and finishes. Garage conversions are typically less because the foundation, walls, and roof already exist — often in the $110,000 to $200,000 range. Bright Path provides a free walkthrough and a line-item construction bid before any commitment.
Can I convert my garage into a rental unit in California?
Yes. California law allows homeowners on most single-family and multifamily lots to convert an existing garage into an accessory dwelling unit, and cities cannot require you to replace the lost parking in most cases. The conversion still needs permits, egress, insulation, and code-compliant plumbing, electrical, and HVAC.
How long does an ADU take to build?
Plan design and permitting usually take 3 to 6 months in Southern California, and construction typically takes another 4 to 8 months. A garage conversion is often faster. Timelines vary by city plan-check speed and utility upgrades.
Do you build new homes, or only ADUs and remodels?
We handle ground-up new construction, duplexes and small multifamily, additions, whole-home remodels, garage conversions, and rent-ready turnovers — plus the permitting and compliance work in between.
What areas do you build in?
Bright Path builds across the San Gabriel Valley, Inland Empire, and Coachella Valley, including West Covina, Covina, Glendora, San Dimas, La Verne, Claremont, Upland, Ontario, Rancho Cucamonga, Fontana, Redlands, Riverside, Palm Springs, and surrounding cities.
Can Bright Path manage or rent the unit after it is built?
Yes. Bright Path is a licensed property management company and brokerage, so the same team that builds the ADU can market it, screen tenants, and manage it — or list the finished property for sale.
