    Why we can charge less

Our brokerage is not funded by commission alone.

Most brokerages have to price every listing to carry the entire business. Bright Path runs a property management company and a construction division alongside the brokerage, so a listing does not have to subsidize overhead. That lets us charge 2% and still deliver the full listing package.

    • Professional photography and video on every listing
    • MLS plus full portal and social syndication
    • In-house make-ready and repairs before you list
    • Rent-vs-sell analysis before you commit
    • Negotiation and escrow handled end to end
    • Management available the day escrow closes

Find out what your property is worth.

Free valuation, a 2% listing quote, and an honest answer on whether selling or holding makes more sense.

    Buying & selling questions, answered

What commission does Bright Path charge to sell a home?

Bright Path charges a 2% listing commission on most residential sales, compared with the 2.5% to 3% that is still typical in Southern California. On a $750,000 sale, that difference is roughly $7,500 that stays with the seller.

Do I get less service at a 2% commission?

No. Listings include professional photography, video, MLS and portal syndication, signage, showings, negotiation, and escrow management. Bright Path can charge less because property management already covers overhead — the brokerage does not have to carry the whole business on commission.

Do you work with investors and multi-unit buildings?

Yes. We handle rental property, duplexes, fourplexes, apartment buildings, and commercial assets, and because we manage property every day we can underwrite realistic rents, vacancy, and maintenance instead of optimistic pro formas.

Can you manage the property after I buy it?

Yes. Buyers who purchase an investment property through Bright Path can move straight into management with the same team, including make-ready construction and tenant placement.

Do you help with 1031 exchanges?

We coordinate the real estate side of a 1031 exchange — identifying and closing replacement property inside the 45-day and 180-day windows — while your qualified intermediary and CPA handle the tax mechanics.

What areas do you cover for sales?

Bright Path represents buyers and sellers across the San Gabriel Valley, Inland Empire, and Coachella Valley, including West Covina, Covina, Glendora, San Dimas, Claremont, Upland, Ontario, Rancho Cucamonga, Riverside, Redlands, and Palm Springs.
