    Yes. Bright Path manages apartment buildings, duplexes, triplexes and fourplexes, mixed-use buildings, retail centers, office suites, and light industrial property throughout Southern California — not just single-family homes and condos.

    How much does commercial property management cost?

    Commercial and multifamily management is quoted per asset, because a 40-unit apartment building, a strip center with NNN leases, and a single office suite require very different work. Pricing is typically a percentage of collected rent or a per-door rate, and Bright Path provides a written quote after reviewing the rent roll and property condition.

    Do you handle CAM reconciliations and NNN leases?

    Yes. We administer triple-net and modified-gross leases, track recoverable expenses, issue annual CAM reconciliations to tenants, and true up owner statements accordingly.

    Can you manage a small apartment building?

    Absolutely. Two to twenty unit buildings are a core part of what we do, and they are frequently underserved — large firms deprioritize them and small operators are not equipped for California compliance.

    Do you handle capital improvements and tenant improvements?

    Yes. Bright Path has an in-house construction division, so tenant improvements, unit renovations, roof and parking-lot projects, and code corrections can be bid and built by the same team that manages the property.
